• They are called scrutiny fees:
Building scrutiny fees = (total ground floor area x E5000.00 x 0.1%) + E10.00.
• Boundary walls / retaining wall scrutiny fees = (total face area of wall X E500.00 x 0.1%) + E10.00.
• For a building with more than one floor you add the ground floor area plus a few other floor areas.
• 6 weeks maximum period.
• Compliance of drawings to building regulations.
• Zoning requirements of the proposed development by the Ezulwini Town planning scheme.
• Non-compliance with Ezulwini town planning scheme
• Non-compliance with the building act.
• Drawings not showing details of the sewer connection, electrical layouts, water reticulation, and stormwater drain layout.
• Unclear detailing of drawings by an architect (color codes for different sections, dimensions, orientation of doors, doors, and windows schedules).
• No provision of access, traffic, and parking pressures.
• detrimental impact on the environment.
• A copy of the building permit and stamped drawings shall be kept on-site for inspection by the building controlling officer / Town Engineer.
• There will be regularly scheduled site inspections.
• Safe construction practices; proper waste management and environmental protection.
If construction work has not been started within twelve calendar months of the date of issue of the permit to build or building operations are abandoned for twelve months, then the permit shall elapse.
